Capella Tower, 225 S. 6th Street

We are reinventing what happens in an office building lobby. Rather than just a space to pass through, the common area of Capella Tower, the largest office building in the state of Minnesota, has been transformed into a creative community that fosters collaboration and wellness. With full-time staffing by our Community Manager and weekly programs like an indoor farmers market, art-making classes, meditation sessions, and building-wide happy hours, the common area is a place where the next generation of workers (and tenants) want to be. This project is in collaboration with Ryan Companies (property manager) and CBRE (leasing) with design from Perkins + Will.

Collected feedback from a tenant survey:

“The new offerings you have at Capella Tower are really great!  Thanks for offering them!  I feel like it’s building a community within our building and they are a great break from the day to enjoy downtown!”   -Capella Tower Employee

333 S. 7th Street Tower

During the summer of 2014, The Musicant Group partnered with the global property management and brokerage company "CBRE" to create and launch The Turf Club. The building’s 1/2 block lawn was transformed from a solely aesthetic feature into an active amenity that builds community and attachment within the building.

Results: Over 85% of responders felt more satisfied as tenants of 333 S. 7th, and 75% felt a stronger sense of community within the building because of the Turf Club.

A survey of tenants conducted in 2015 following the second year of the Turf Club found that the initiative:
 
Tenant Satisfaction
  • 94% reported being a more satisfied tenant
  • 78% report an increase their sense of community and connection within their organization and the building as a whole
 
Talent Recruitment, Retention, and Development within Tenant Organizations
  • 48% reported being more interested in coming into the office (0% less so)
  • 37% reported being more likely to stay at their current company, all things being equal (0% less so)

The Musicant Group was retained to transform what had been a lovely, if underused, lawn on the northern edge of Nicollet Mall into the premier outdoor activity space in Downtown Minneapolis. By taking a multi-pronged approach to activating the space, with activities focused on the end-user and tailored to our client’s budget and on-site management capacity, we increased usage by 3-4x on typical days and up to 10x on event days.
